New Home - Approval Policy

To maintain the high quality of our manufactured housing community in Minnesota and to help our residents preserve the value of their homes, we have established specific standards for bringing in used homes. These guidelines ensure that all homes meet our community's aesthetic and safety requirements, contributing to a pleasant and well-maintained environment for everyone.

At Chatham Park, we are committed to creating a safe, clean, and attractive living environment for all our residents. To uphold these standards, we have set forth the following rules and regulations for bringing used manufactured homes into our community. These guidelines are designed to ensure that any incoming homes align with our community’s high standards of quality and appearance.

Rules and Regulations for Bringing in Used Homes

• Age of the Home: Only homes manufactured within the last 15 years will be considered for placement in our community. This helps ensure that all homes meet current safety and construction standards.

• Condition of the Exterior: The exterior of the home must, in the opinion of the park, be in good condition, including siding, windows, skirting, and doors. Homes with visible damage, significant wear, or missing components will not be approved.

• Roofing and Siding: The roof and siding must be free of leaks, missing shingles, or any other damage that could compromise the home's structure or appearance. Homes with newer, energy-efficient roofing materials are preferred.

• Foundation and Anchoring: The home must be installed on a properly constructed foundation with secure anchoring. Compliance with Minnesota State Building Code requirements is mandatory.

• Electrical and Plumbing Systems: All electrical and plumbing systems must be up to code and in good working order. Any alterations or additions must be properly permitted and inspected according to local and state regulations.

• Smoke and Carbon Monoxide Detectors: The home must be equipped with functioning smoke alarms and carbon monoxide detectors as per Minnesota's safety regulations.

• Skirting and Landscaping: Homes must have appropriate skirting that is in good condition and installed within 30 days of the home being set up. Landscaping around the home should be neat and well-maintained.

• Approval Process: All prospective homes must be inspected and approved by community management before being brought into the community. This includes a review of the home's condition, compliance with safety standards, and aesthetic compatibility with the community.

These regulations ensure that all homes contribute positively to the community's appearance and function, helping maintain a high standard of living for all residents. By following these guidelines, we can continue to provide a welcoming, well-maintained environment for everyone who calls our community home.
